Rental conditions.

1. Lessee's responsibility

The house may not be occupied by more than 8 people.

Tents may not be pitched on the grounds. Caravans may not be parked on the grounds.

The tenant brings their own bed linen (pillowcases, sheets and duvet covers), tea towels, dish cloths, towels, toilet paper and possibly burn).

2. Reservation and cancellation

The house is only reserved when the first installment of the rent has been paid. Bookings received less than four weeks before moving in, the full rental amount and deposit are paid immediately.

Electricity, water, possibly lack of cleaning and damage to objects will be deducted from the deposit.

Deposit amounts to DKK 1000

The remaining amount is transferred to the tenant's account or Mobilepay no later than three days after the end of the tenancy.

If the rental agreement is terminated more than 30 days before arrival, 50% of the rental amount is refunded. If the rental agreement is terminated later than 30 days before moving in, the rent will not be refunded.

A fee of DKK 500 is charged upon termination of the rental agreement.

3. Arrival and departure

Arrival/departure: see above.

The key to the house will be placed in a key box to the right of the house's front door.

The current code for the key box is sent via SMS or Messenger to the tenant the day before arrival.

The key must be placed in the same box on departure, and the key box must always be locked.

6. Settlement of electricity, water and firewood

On arrival at the cottage, the tenant must switch on the electricity themselves.

When leaving, the tenant must switch off the electricity.

Internet is high speed, unlimited consumption, which can be logged on with several devices.

7. Force majeure

The lessor can terminate the lease with immediate effect in the event of force majeure (war, strike, natural disasters, etc.) as well as in the event of forced auction or sale of the holiday home.

8. Final cleaning

The tenant is obliged to leave the house in a tidy condition.

Below this, the tenant must pay particular attention to cleaning the fridge, freezer, stove, oven, grill, wood-burning stove and sanitary installations.

Always leave the house in the same condition as you wish to take it over.

The dishwasher must always be emptied when moving out, failure to empty triggers a fee of DKK 150

The oven must be left in the same condition as when moving in, failure to clean the oven triggers a fee of DKK 250

The vacuum cleaner must not be used to vacuum the stove or ash particles, as it is destroyed, if this happens anyway, the tenant must pay for a new vacuum cleaner.

Mandatory final cleaning costs DKK 900.00.

9. Insurance

The landlord does not assume any responsibility for the tenant as long as he lives in the holiday home, as no insurance has been taken out.

Use of playground equipment on the plot is at the tenant's own risk.

10. Treatment of the summer house

The tenant is obliged to treat the holiday home with everything that belongs to it, carefully and in a proper manner, as the tenant is liable for all damages that the tenant himself or other guests/accompanying persons have caused.

Before departure, the tenant must compensate for all damage caused to the holiday home and the furniture.

Should damage to the home or furniture occur during the tenancy, the lessor must be notified of this by the lessee immediately.

11. Complaints and damages

Any complaints about the tenancy must be addressed to the lessor immediately upon taking over and no later than 48 hours from the start of the rental period or the discovery of the damage, in order to apply for any error corrected.

The tenant must grant the landlord a reasonable period of time to correct or rectify the fault.

If the tenant leaves the tenancy without first notifying the landlord and without having thereby given the latter a reasonable period of time to rectify any error or damage, the landlord cannot be charged with any repayment obligation, as the tenant himself has made it impossible to correct the possible error or damage.

Unsatisfactory cleaning of the holiday home (e.g. after the previous tenant) must always be reported immediately on the move-in day.

The landlord's liability for damages only covers direct financial damage, and can never exceed the value of the total rental payment. The lessor cannot be held liable for indirect damage, consequential damage or damage of a non-economic nature (ideal damage).

12. Television, radio, internet, etc.

In the holiday home there is video, television, radio. High speed and wireless internet and similar facilities. As these things are available free of charge to the tenant, the tenant cannot make claims in the event of short-term, unforeseen disruptions, damages and outages.

The same applies to pipe installations, sanitary conditions, etc. In such cases, the tenant is asked to notify the landlord of the situation, so that the landlord can arrange for repairs as soon as possible.

13. Changes in matters that do not concern the summer house itself

The landlord assumes no responsibility for changes to conditions that do not concern the cottage itself (e.g. changes to bathing opportunities, fishing rights, closure of traffic routes, shops, etc., road and construction work), just as the landlord does not assume responsibility for a deterioration of the tenant's holiday stays when this is due to climatic conditions as well as local provisions and regulations (e.g. bathing ban etc.). Furthermore, the lessor cannot be held responsible for pests (ants, wasps, flies, mice, earwigs, etc.) in or near the holiday home.

14. Non-smoking cottage

The cottage is non-smoking, which means that smoking is not allowed indoors. If the smoking ban is violated, the tenant must pay for special cleaning carried out by a professional cleaning company.

Smoking is allowed outside the house.

15. The house's electricity supply must not be used to charge electric cars and scooters, as the electricity supply is not intended for these purposes, if this happens anyway the tenant must pay for the re-establishment of the electricity supply to the house.
